Jardins de Santiago is an exclusive development of 12 townhouses with garages, balconies and private outdoor spaces. The project includes six three-bedroom villas and six four-bedroom villas, which emphasize functionality and communication between spaces, with open kitchens or integrated living rooms and large openings to porches and terraces, both on the lower and upper floors. It also has a communal garden and swimming pool with exclusive access via a private path at the back.
A project with the signature of SSC Arquitetos, it is defined by the purity and clarity of the concept, the harmonization between indoor and outdoor living and the spatial relationship that allows for the dilution of borders and the feeling of enlargement of the built spaces. A game of advances and retreats, fills and voids that allow for an individual reading of each fraction.

The 12 villas in this project are divided equally between 3-bedroom and 4-bedroom units with east-west solar orientation.
V3 Villas
Each of the villas is spread over 2 floors and has several connecting outdoor spaces - patios, balconies and terraces. On the upper floor there are two suites with dressing rooms and generous balconies and an open area that can be used as an office. The lower floors were designed to include - in addition to the garage - a bedroom, a full bathroom and the entire social area, with kitchens integrated into the living rooms and direct communication to the various outdoor spaces. Access to the communal garden with swimming pool is via a path at the back, exclusively for residents.
V4 Villas
A deliberate articulation of advances and retreats makes the 4-bedroom houses appear as if they were independent dwellings. In this typology, the kitchens are open, but not completely integrated into the living room, becoming a communicating but independent space, with a direct access door to the garage and direct access to the respective outdoor patio. The living room opens almost entirely onto a covered porch that functions as a second social area and from there onto the garden, doubling its total area. The bedrooms are divided between the two floors, one bedroom on the lower floor and the other three bedrooms on the upper floor, one of which is en suite with a dressing room and includes fitted closets and private balconies.
All the rooms communicate with an outdoor living space that becomes an integral part of the villa, extending and enlarging its areas.

The materials adopted emphasize the volumetric clarity of the whole, in a commitment to energy efficiency and concern for environmental impact.
Finished in talochada mortar in ivory color (RAL 1015) - This color has the particularity of capturing light, accentuating the contrast between surfaces, and varies chromatically with the incidence of sunlight throughout the day.
Protruding volumes in solid brick painted the same color as the façade, in a lattice format, giving texture to the whole with the play of shadows it produces.
Double fabric waterproofing over 10 cm extruded polystyrene (XPS) thermal insulation, covered with a 5 cm bed of rolled pebbles for mechanical protection.
